Doug Sedam was awesome to work with and I learned a great deal about both selling and buying a home. Both transactions were seamless in that what occurred was exactly according to the plan Doug originally proposed.

Cart Rules The following rules shall apply to all types of golf carts, both rental and privately-owned:
Ball Marks Our greens have been in service for almost 3 years now. Aaron and his crew are doing a great job keeping them smooth and fast. To do our part as golfers, we should make every effort to keep ball marks repaired! Ball marks that are repaired immediately heal faster and create less surface disruption resulting in a smooth green. Let’s do our part to keep the greens looking good! Please remember to stay in the habit of finding and repairing ball marks on the greens to help keep them rolling smoothly.
Pace of Play Please follow these simple tips to improve pace of play without having to rush around the course:
Cart Damage to the Course Without question, cart traffic is the number one cause of damage to the turf on the course. Please do your best to limit the time your cart is on the turf. One easy way to do that is by staying on the cart path until even with your drive. This simple tip can reduce wear and tear exponentially because entering the turf area early is the most common mistake made by golfers in terms of course damage.
Golf Course Update Fall 2023:
The golf course will open on Saturday September 30.
Golf maintenance will fill divots on all tee boxes, residents can fill divots in all other locations.
Only sand will be provided as the majority of the course is not overseeded, with the exception
of select tee boxes.
The fairways, greens, and non-overseeded tees will be painted beginning October 11/13. Paint
will be applied every 3 weeks afterward until the course comes out of dormancy in the spring.
On painting days the first tee time will be delayed one hour to allow time for the paint to dry.
Due to the destructive nature of cart traffic on dormant turf, we request that golfers reduce the
amount of cart driving on the turf, and pair up two golfers to a cart, regardless of handicap flag
usage.
The range tee will remain on the mat for 2-3 weeks to allow the overseeded tee to mature and
be prepared to handle the heavy traffic expected this winter.
The cutting height of all turf will be higher in order to prepare for the flattening effect as the
turf goes dormant. The turf growth has already slowed down, and the turf will become fully
dormant after the first hard frost.
The first tee time will move to 7:15 on October 15, and will move 15 minutes later every 15
days until reaching 8:00 on December 1.
Thank you for your support in caring for the course
SaddleBrooke Ranch Golf Community – The Ranch Forecaddie
Golf in September 2023:
In the second half of September, we will close the course for 11 days to prep for the dormant winter season. While we still call it overseeding, only the driving range tee, chipping and putting green collars, and a few select tees are actually seeded. The rest of the time is spent edging bunkers, filling them with sand, trimming trees, edging cart paths, and painting markers and signs. In addition, the greens will also be top dressed, fertilized, and deep watered along with the fairways. All turf cutting heights will go up a bit to compensate for the flattening effect of dormancy. Except for the greens being a little slower, everything will be in top condition to kick off our fall and winter seasons! Stay in tune with the Forecaddie to keep up to date with everything Pro Shop and golf course related. In the sections following, you will find all the information relating to this month in golf, as well as contact information for our Golf Associations and Greens Committee.

September Maintenance Schedule
September 18 to 29, the course will be closed for maintenance. During this time, activities such as top-dressing, fertilization, and heavy watering are performed, as well as other tasks as time allows. The September maintenance is not as disruptive as the August maintenance week, with the focus on getting practice areas ready, topping bunkers, and cleaning cart path edges and trimming trees. The driving range will be on the mat for about two weeks after opening to allow the newly overseeded areas to mature. We will continue closing one hole per nine to cart traffic to help maintain the quality of the turf. We will also continue our program of resting the natural turf one week per month, except in December and January, when it will be rested for two weeks in those months due to the slowing of the growth rate of the rye overseed, and the heavy use of the driving range. Back Nine morning nine-hole times will not be available on Monday, Wednesday, and Friday on a year-round basis to allow maintenance time to complete weekly tasks.
August Update:
August starts with a week of intensive cultivation for the golf course as the growing season begins to wind down. Stay in tune with the Forecaddie to keep up to date with everything Pro Shop and golf course related. In the sections following, you will find all the information relating to this month in golf, as well as contact information for our golf associations and our Greens Committee

Here are the six restaurants Guy Fieri visited in Tucson and what he ate!
Chef Alisah’s: During the Bosnian war, Chef Ahmet Alisah and his family were put in a concentration camp. He came to Tucson as a refugee. Now he serves up eastern-European-style fare in the Casas Adobes neighborhood, aided by his wife and son who work in the front-of-house. In the broadcast segment, Guy Fieri sampled the cevapi, homemade beef sausages served with tzatziki and yeast bread, as well as the goulash.
For more information, check out: chef alisah’s restaurant (alisahrestaurant.com)
Inca’s Peruvian Cuisine: Inca’s shared an unusual backstory with Fieri: the restaurateur Fátima Campos is a Mexican woman who fell in love with a Peruvian man. She said her mom told her the love starts with the food, so she learned how to make his favorite recipes from home. The Foothills-area establishment served Fieri a stewy steak dish served with a sauce made from herbs and peppers the chef imported from Peru, called seco de carne con frijoles. He also tried their Lomo Saltado, Peruvian-style steak frites.

Renee’s: “Marchin’ to the beat of their own drum; doing it their own way” is Fieri’s pitch for east-side favorite Renee’s (then Renee’s Organic Oven). The restaurant now serves a “Food Network box” alongside other takeout combos like a series of vegan or comfort food dishes. The standout item is the spinach dip calzone: “This is dangerous, bruh,” Fieri said to the chef, Steve Kreager (owner Renee Kreager’s high school sweetheart and husband). Fieri also sampled the Tailored Tony, branded as an open-faced sloppy joe, with a little Caesar on the side. “I love Caesar dressing,” Fieri said. He pointed out Renee’s commitment to organic ingredients, which elevate the simple flavors: “The kicker on the whole thing are these red bells, man.”

Rocco’s Little Chicago: “I’m usually a thin-crust guy, but I hear the deep-dish you do is pretty gangster,” Fieri said to owner Rocco DiGrazia, a transplant from Chicago who has brought his hometown eats to the Old Pueblo. Rocco’s Little Chicago often features creative pies, including monthly specials that customers can write in suggestions for. (At the time of writing, the special was the Cretaceous Mass Extinction II: The Lost World — a deep-dish pie covered in mac n’ cheese, a single meatball asteroid and a scattering of terrified lil dino nuggets, topped with Hot Cheetos lava.) The pie featured on the show, though, was the Kitchen Sink: pepperoni, Italian sausage, red onions and green peppers. They also filmed a side of Hot Sticks: pizza dough breadsticks, smothered in Buffalo wing sauce and twisted into shape.

Tumerico: Walking down the sidewalk off of Sixth Street, Guy Fieri gives us a little anecdote. His sister Morgan said, “You gotta give vegetarian food a chance.” But he insists he’s not willing to sacrifice flavor. So, he comes to Tumerico, where you can get eerily convincing carnitas made of jackfruit. In the kitchen with Chef Wendy Garcia, Fieri points to a tattoo on his forearm. “Morgan, that’s my sister,” he said. “She taught me so much about vegetarian cooking.” By the end of the segment, Fieri is video calling his mom to get her to attest to the dupes. He shows her a jackfruit carnitas plate, with house-made soyrizo, adobo, rice and beans with ranchero sauce, and eggplant chicharrón. He also samples the nopales tacos.

July comes to us bringing 100-degree afternoons and hopefully the respite of cooling afternoon thunderstorms. Douglas Sedam and Lynn Baker are here to guide you through selling your existing residence and/or buying your next for-ever home.
Doug Sedam was awesome to work with and I learned a great deal about both selling and buying a home. Both transactions were seamless in that what occurred was exactly according to the plan Doug originally proposed.
John C.
We were referred to Doug Sedam by a close friend of ours that has used his services many times before. Working with Doug was an incredible experience and he is now our realtor for life!
Karen S.
Doug Sedam was a joy to work with during the sale of our home. We had never sold a home before and Doug guided us through every step of the process to what was a very close of escrow. We are truly grateful for all the hard work that Doug did in getting us out of a home that we thought had very little equity. He was able to get us top dollar for our home. He did this by effectively marketing the home, and bringing a buyer, which resulted in an even greater reduction in total commissions paid out.
Jennifer H.
Lynn Baker constantly works hard for the sale of our home. His professionalism is exhibited by his manners with us and the buyers coming to the numerous Open Houses he holds. Always a positive attitude, no hard sell, just an ethical, down to earth common-sense approach to the outcome we all want. As his clients we could not ask for anything more. Both my wife and I highly recommend Lynn and SBRanchRealty for all your real estate needs.
Don and Betty S.
Doug came to our home here in SaddleBrooke Ranch to meet with us. He initially previewed our home, and then conducted a very detailed listing presentation. At the end of his listing presentation, he told us he thought that he had a buyer that would be very interested in our home. Within 4-days’ time our home was in escrow at “full price”, and we closed 30-days later! The buyer also bought a great deal our furniture and the golf cart as well, all making our move out-of-state even easier for us. We highly recommend Douglas Sedam if you are considering listing your home here at the “Ranch”.
Ricard and Barbara K.
My agent was Lynn Baker, he was very knowledgeable of the current market trends. He was very helpful to me on the sale of my home. He is a professional in every aspect of the real estate business. He guided me through every aspect of the transaction from listing to closing. He would respond quickly if I sent him a text message or called him. Top notch customer service! Would definitely use the SBRanchRealty team in the future and have Lynn Baker as my agent.
Louise M.
Within days of listing our home, Doug showed our home to one of his clients – who fell in love with our home. We were in escrow within the week and we saved over $21,000 in commission by Doug representing both parties. The caveat to all this is that Doug negotiated a 6-month “rent-back” as our new home in Colorado was not done yet! Winner-Winner for us and the buyers! Great job Doug!
Terry B.
We were referred to Doug Sedam by neighbors here at SaddleBrooke Ranch as they had sold their home and then purchased another as they a bigger home for all their family to come for the holidays. They were very happy on both the transactions that he helped them on. We needed to relocate back to the mid-west to be closer to our family and needed to sale and move in a hurry. Doug put “the pedal to the metal” and got us where we needed to be in just 45-days. We couldn’t have done it without him!

Lynn Baker has been so wonderful to work with. He has listed our home here in Arizona and is doing a fabulous job. We actually own a Real Estate company in Oregon and know a great agent when we find one. Lynn is such an honest and hard-working Realtor. Look no further…he’s your man!
Chris and Sharon O.
Douglas Sedam and Lynn Baker were our listing agents on the home we just recently sold in SaddleBrooke. We have never had, in all of our real estate endeavors, such a high level of customer services plus the end result of selling our home in short order. We highly recommend Douglas and Lynn at SBranchRealty!

We met Douglas Sedam at an Open House in SaddleBrooke Ranch that he was hosting. Within minutes of talking with him, my husband and I knew that this was going to be our real estate agent, in the process we were going through, that being retiring and moving to a 55+ community. Being that Douglas and his wife Melanie had lived in the SaddleBrooke Ranch Community for the previous 4+ years he had a great deal of insight as to what this community was really like and also gave us detailed information concerning the real estate market, and then discussing with us what exactly we were looking for in a home. Needless to say, we just recently moved into our retirement DREAM HOME! We highly recommend Douglas Sedam of SBRanchRealty.com!

Douglas had alerted us about “dual agency” and stated that he represented both sellers (us) and buyers on about 35% of his listings and if this occurred, he would reduce his commission on the buyer’s side by 25%. He did just that and saved us and additional ~$4650 in the process. We couldn’t be happier with his service.
Dave B.
When Douglas sat down with us and did his listing presentation, he went through a long list of all the things he would do to get our house on the market, how he would market it on a national basis, and the follow-through once in escrow. We made a decision to list our home with him “on-the-spot” and he never let us down and sold our home in a timely manner.
Peter K.
I had the pleasure of working with Lynn Baker when I was selling my home, and I couldn’t be more impressed with the entire experience. From our first meeting, Lynn was incredibly knowledgeable, professional, and responsive. He took the time to truly understand my needs and preferences, which made the entire process smooth and stress-free.
Nancy T.
What I was most impressed by was Lynn Baker’s attention to detail and dedication to finding the perfect property. He provided me with a range of options that matched my criteria and was always available to answer questions or schedule viewings at my convenience. I also appreciated his honest advice and guidance, which helped me make an informed decision.

Thanks to Lynn Baker, we not only found our dream home but also felt supported every step of the way. If you’re looking for an agent who genuinely cares about your needs and works tirelessly to deliver results, I highly recommend Lynn Baker at SBRanchRealty.com

Douglas met with both my wife and I, and my mother that lived in a nearby community as we were both planning to re-locate to California. He listed my mother’s home and had it in escrow within 3-weeks and as soon as that occurred he listing our home and had it in escrow before it went on the market!
